Maintenance Technician II

About the role

Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Maintenance Supervisor or Community Manager in all phases of the overall physical maintenance of an income producing property. This includes but is not limited to: the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.

Responsibilities

• Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
• General maintenance knowledge in electrical, drywall, HVAC, plumbing, custodial, and carpentry work as necessary.
• Appliance repair experience.
• Ensure exterior curb appeal of community and cleanliness of grounds.
• Ensure that residents are provided with a clean, safe, well maintained community.
• Maintain accurate inventory control of tools, equipment and supplies.
• Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible.
• Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts.
• Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
• Know current condition/status of all vacant units.
• Recommend measures to improve methods of operations, performance, safety and quality of service.
• Perform on-call emergency service as required.
• Represent the company and the community in a professional manner. Maintain a positive businesslike attitude and neat, clean dress (including uniform) and appropriate grooming.
• Attend and participate in training seminars as requested.
• Assist other staff members as needed.
• Possess and practice exceptional safety skills when on the job.
• Perform other duties as assigned.

Qualifications

• High School diploma or equivalent.
• Appliance repair experience.
• 2+ years hands-on general maintenance experience (plumbing, electrical, carpeting, painting, etc.) at a 200+ unit conventional property.
• Experience in property management in a maintenance technician role.
• Ability to respond to common inquiries or complaints from customers or regulatory agencies.
• Ability to effectively present information to Supervisor or Community Manager.
• Ability to work a schedule during normal hours which may include working weekends and hours in excess of 40 hours a week.

Physical demands

• Regularly required to sit, stand, walk, reach with hands and arms, and stoop, kneel, crouch, or crawl.
• May lift and/or move up to 10 pounds and sometimes move up to 25 pounds, and occasionally lift and/or move larger objects as needed.
• Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
• Regularly works in outside weather conditions.
• Frequently must climb and step on standard ladders while fixing external light fixtures and other high areas.
• Occasionally exposed to fumes or airborne particles.
• Must occasionally wear a protective mask, gloves and goggles while cleaning.

Work environment
