Responsibilities
- Professionally communicate with coworkers, vendors, and residents
- Maintain a positive attitude and lead by example

- Stay organized and prioritize tasks effectively
- Identify and report issues involving employees, property, or residents to management
- Complete service requests in occupied apartments in a timely manner
- Maintain common hallways and community room areas
- Prepare vacant apartments for leasing (turn units)
- Remove trash and debris from vacant units; assist with evictions
- Repair or replace window glass and screens
- Perform painting and touch-up work as needed
- Handle carpentry tasks, including repairing/replacing drywall, doors, trim molding, cabinets, countertops, and tile work
- Perform basic electrical work, such as replacing light switches, receptacles, GFCIs; installing light fixtures and ceiling fans; locating shorts and open circuits
- Conduct basic appliance repairs, including replacing stove burners, switches, oven elements, refrigerator thermostats, defrost timers, fan motors, dishwasher switches and pumps, and washer/dryer repairs
- Perform basic plumbing work, including repairing/replacing faucets, tubs, commodes, water heaters, showers, sinks, and garbage disposals; unclogging drains; repairing leaks
- Troubleshoot and repair HVAC systems, including component replacement (EPA Refrigerant Recovery Certification preferred)
- Maintain exterior and common area lighting, including replacing bulbs, timers, photocells, starters, ballasts, fixtures, and locating shorts
- Remove ice and snow from walkways, porches, and drives for safety
- Perform general grounds duties, such as picking up trash, planting flowers, pulling weeds, laying dirt and mulch, growing grass, moving hoses, fixing fences, and sweeping walkways
- Conduct routine preventative maintenance to ensure equipment and tools run properly
- Complete work required by municipalities and building inspectors
- Provide after-hours on-call services for maintenance emergencies and customer convenience issues
- Work overtime when needed
- Lift up to 50 lbs. and climb ladders to various heights as required
- Assist Supervisor/Manager/Area Director with other tasks related to community operations as needed
