About the role

The Maintenance Technician is responsible for completing maintenance service requests and repairs to the buildings and grounds as assigned by the Maintenance Supervisor while providing excellent customer service to our residents at The Oakley in Union City. This property is scheduled to transition in mid-September.

Responsibilities

  • Complete all service requests as assigned.
  • Complete all make-ready units.
  • Maintain and inventory all supplies and equipment owned by the property and/or the management company.
  • Supply all personal tools.
  • Clean work area, tools, and equipment.
  • Assist in preventive maintenance projects.
  • Escalate unresolved service issues to the Service Director.
  • Participate in "on call" rotation and respond to emergency calls as needed.
  • Maintain positive communications with residents, vendors, and co-workers.
  • Operate within company safety policies at all times.
  • Weekend work may be required.
  • Adhere to all company policies including safety and Fair Housing.
  • Perform other job duties as assigned.

Requirements

  • Three years of experience in apartment maintenance preferred.
  • HVAC experience with certification (Type 1 & 2 or Universal).
  • Certified Pool Operator (CPO) preferred.
  • Proficient in plumbing, HVAC, electrical, and appliance repair.
  • Proficient in use of computers and online applications.
  • Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.
  • Valid driver's license and automobile insurance may be required, depending on the property.

Environmental and Physical Demands

  • Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
  • Frequently lift and/or move up to 50 lbs; occasionally lift and/or move 50 lbs or more.
  • Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach.
  • Strong sensory skills such as good eyesight, good hearing; ability to comprehend and speak.
  • Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions.
  • Occasionally exposed to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
  • The noise level in the work environment is usually moderate.
