About the role
The Service Technician Support, Level 2 is an Intermediate / Journey Level maintenance technician. This position performs a broad range of complex repairs with minimal supervision. Primary focus is on core maintenance, troubleshooting, and intermediate repairs.
Key Responsibilities
- Diagnosing and repairing HVAC units, household appliances (fridges, stoves, dishwashers), and electrical systems
- Performing a range of plumbing repairs, such as repairing faucets, toilets, and drains
- Handling "make-ready" duties and inspecting vacant units for rent-readiness
- Providing technical direction to Level 1 staff
- Participating in on-call rotations for after-hours emergencies
- General grounds maintenance and repairs, such as cleaning common areas and assisting with trash removal, curb painting, etc.
- Follow company safety procedures and appearance standards
Required Skills/Qualifications
- Previous experience (usually 1–3 years) with Intermediate knowledge of plumbing, electrical, and HVAC
- Strong quality and deadline orientation
Preferred Qualifications
- EPA certification Type I, II, or Universal
- CPO preferred in some portfolios
- High school diploma; trade school or some college
- Bilingual communication ability where useful for the properties
Communication Skills
- Ability to explain technical issues and next steps to residents in simple, clear language
- Interdepartmental communication with leasing teams to update them on apartment turnover and service request status
- Communicate directly with residents during emergency calls and appropriately respond to on-call scenarios independently
Technology Skills
- Use of work order software (e.g., SmartRent) to document service request status, review repair histories, and track inventory
- Proficiency with HVAC diagnostic tools, pressure gauges, and charging equipment
- Understanding and troubleshooting digital, programmable thermostats
- Using digital tools for basic troubleshooting, such as electronic multimeters for checking voltage
Physical/Work Requirements
- Frequent bending, lifting, walking, standing, and outdoor work
- Emergency/weekend support is required
- Ability to lift 50 lbs

- Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months
