About the role
The Maintenance Technician addresses a wide range of apartment and property maintenance duties as directed by the maintenance supervisor and/or property manager, ensuring outstanding customer service and property presentation.
Responsibilities
- Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds in accordance with state guidelines.
- Handle general carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance on siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and other property elements.
- Maintain the work-order system, ensuring timely completion to company standards and resident satisfaction.
- Inspect property grounds, buildings, and common areas to uphold safety, cleanliness, and identify maintenance needs.
- Assist with property emergencies, including snow removal and other weather-related incidents, fires, and floods.
- Communicate promptly with maintenance leadership regarding all property maintenance issues.
- Adhere to local, federal, state, and company safety and risk-management regulations.
- Participate in emergency on-call/after-hours maintenance assignments, meeting established response times.
- Promote resident satisfaction through high standards of cleanliness, curb appeal, and professional interactions.
- Build positive, collaborative relationships with residents, other properties, and associated agencies.
- Maintain a professional demeanor and appearance, encouraging the same across the team.
- Follow all components of the company risk-management program.
Requirements
- High school diploma or equivalent.
- At least one year of experience in property management or a related field.
- General maintenance and carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Proficiency with general office equipment (telephone, fax, printer, copier, key-track system).
- Strong customer service, interpersonal, organizational, and time-management skills.
- Ability to multitask, perform basic mathematical functions, and manage difficult interactions.
- Commitment to confidentiality and professional appearance, including compliance with uniform policy.
- Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.

Pay
$28 per hour.
