Maintenance Technician - 3500 Westlake

About the role

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

  • Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
  • Affords support to cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Serves as a point of contact for contractors, vendors, and other service providers to ensure work meets quality standards, scope, and specifications.

Requirements

  • Must have EPA certifications Type 1 and II or Universal for refrigerant recycling.
  • Must have all certifications as required by State and Local jurisdictions.
  • Must have valid driver’s license to operate a golf cart on property depending on the property size, if applicable.

Qualifications

  • High school diploma or equivalent.
  • At least 2 years of relevant experience in property management, maintenance, or similar field.
  • Ability to read, write, and understand English.
  • Ability to perform physical tasks such as standing, walking, bending, stooping, climbing, reaching, carrying, pushing, pulling, lifting, or maneuvering objects weighing up to 25 pounds.
  • Ability to work in various weather conditions.
  • Ability to follow safety guidelines and procedures.

Pay

The hourly range for this position is $21.00 - $24.00.

Schedule

Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
