Maintenance Team Leader, New Development

About the role

The New Development Maintenance Team Leader helps oversee construction and development, auditing, protecting, maintaining, and enhancing the value of the community while maximizing the living experience for residents. This includes ensuring all resident maintenance issues are resolved expertly and efficiently, both during development and into stabilization.

Responsibilities

  • Work in close cooperation with the construction group during the building phase of the community.
  • Liaise with the construction group and the developer to share concerns, document progress, and communicate updates to management teams.
  • Complete physical auditing of each unit prior to opening; document and address any issues that may jeopardize warranty or compliance.
  • Ensure the property maintains exceptional curb appeal by keeping grounds and buildings clean and properly maintained.
  • Assist with basic repairs and general maintenance duties.
  • Demonstrate exemplary customer service and teamwork principles.
  • Maintain a safe, tidy, and sanitary clubhouse, office, model, hallways, and all common areas.
  • Ensure the property is free of trash, debris, and animal waste.
  • Maintain grass and landscaping, including watering flowers.
  • Ensure the best possible appearance of each apartment prior to new resident move-in.
  • Advise supervisor of items needing additional attention (e.g., ripped carpet, torn linoleum, window/door repair).
  • Aid with apartment turnovers as directed.
  • Communicate with the Community Manager regarding maintenance or curb appeal issues requiring further attention.
  • Respond appropriately to emergencies according to policies and procedures.
  • Participate in and attend all required in-service training sessions.
  • Ensure understanding and compliance with all policies and procedures.
  • Contribute to resident satisfaction by meeting or exceeding customer expectations.
  • Participate in Cardinal U training as required.

Requirements

  • 3–5 years of relevant industry experience; property management experience is a plus.
  • Excellent customer service skills and strong attention to detail.
  • Basic maintenance skills.
  • Working knowledge of pool service/maintenance.
  • High school diploma or GED equivalent preferred.
  • Ability to lift a minimum of 75 lbs.
  • Ability to work 8–12 hour standing shifts.
  • Must be able to work weekends and be available for on-call emergencies.
  • Ability to embody the Cardinal Culture and Cardinal Core Values.

Work Environment

Incumbents work both inside and outside of apartment buildings and in all areas of the property, including amenities. Frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant or hazardous.

Physical Demands

  • Regularly required to use hands to finger, type, handle, or feel, and talk or hear.
  • Regularly required to stand, walk, reach with hands and arms, climb, stoop, or squat.
  • Must be able to physically access all exterior and interior parts of the property and amenities.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Must be able to push, pull, lift, carry, or maneuver weights of at least 75 pounds.
  • Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Regular local travel may be required to assist properties, attend training, or business meetings.
