Responsibilities
- Manage the maintenance team and assist in employee evaluations; interview, hire, orient, and train new hires.
- Oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
- Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of defects or problems and making repairs.
- Periodically inspect work performed by service team members, contractors, vendors, and other service providers to assess effectiveness and verify quality.
- Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
- Assist the Community Manager in developing the budget for maintenance and capital expenses.
- Support cost-cutting and expense control programs by fixing rather than replacing parts when possible and practicing correct use of tools and equipment.
- Stay informed of changes in technology and industry standards.
- Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
- Ensure safety, cleanliness, and general appearance of the property; report any mechanical, electrical, or safety issues.
- Ensure the maintenance team complies with the Company’s standards regarding service requests.
- Conduct regularly scheduled safety meetings, maintain up-to-date documentation, and ensure property compliance with safety laws and requirements.
- Resolve customer complaints and issues.
- Other duties as assigned.
Requirements
- Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
- Must work a flexible schedule, including taking “call” during evenings, weekends, and holidays.
- Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Qualifications
- Education: High School Diploma or GED Equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree is preferred.
- Supervisor Experience: 1 - 3 years of proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members.
- Management Experience: 1 - 3 years preferred.
- Industry Experience: 2-3 years of apartment maintenance experience or equivalent.
- Advanced Skills: Strong communication and delivery skills with the ability to connect to people at all levels.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses: Current Valid Driver's License.
- Certifications: EPA certifications Type I and II or Universal for refrigerant recycling; a valid Certified Pool Operator or Certified Spa and Pool Operator certificate; all certifications required by State and Local jurisdictions.
Physical Requirements
- Weights: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
- Travel: Routine local travel may be required for business-related errands including meetings and training. Non-local travel may occasionally be required.

Schedule
40 hours per week. Typical site hours of operation (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
