About the Role

We are seeking a Maintenance Supervisor for our The Element community, a 276-unit property located off Interstate 29 near Kansas City International Airport in Kansas City, MO. This role oversees all general maintenance, including routine, preventive, and turnover maintenance to ensure the property remains in optimal condition.

Responsibilities

  • Conduct repairs for building exteriors, grounds, mechanical systems, plumbing systems, and other property components.
  • Establish, assign, and maintain schedules for routine maintenance, landscaping, cleaning, painting, and turnover work.
  • Implement and follow a preventive maintenance program.
  • Supervise all contract work and payments to ensure quality and compliance.
  • Ensure vacated apartments are in “make ready” condition for showing and renting.
  • Serve as the on-call emergency maintenance contact during scheduled nights or weekends and ensure staff compliance.
  • Operate the property within the established budget and notify the Community Manager of any expected variations.
  • Maintain an ongoing and updated inventory of property tools, furniture, and accessories.
  • Attend trade association meetings and seminars when possible.

Requirements

  • 3+ years of general maintenance experience.
  • 6+ months in a multi-family or institutional work order environment.
  • High school diploma or equivalent strongly preferred; college-level or trade school education preferred.
  • EPA Section 608 certification required.
  • CPO certification required.
  • Preferred certifications: CAMT, boiler license, electrical, plumbing, first aid, etc.
  • Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, major appliances, pool and spa equipment, and other community systems.
  • Preferred experience: vendor and contract management, budgeting and inventory control, and problem-solving.
  • “Can Do” attitude required.
  • Basic computer proficiency preferred; YARDI experience preferred.

Physical Demands

This role involves constant activity requiring intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light and heavy loads, and climbing stairs and ladders.

Pay

$34/hour with opportunity for incentive/bonus pay. $500 sign-on bonus: $250 paid at 90 days and $250 paid at 180 days.

Schedule

Monday - Friday, 8:30 AM - 5:30 PM, with occasional on-call rotation (additional pay provided).
