About the role

This role oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Property type: Midrise, lease-up stage, 278 units.

Responsibilities

  • Assist and complete work orders from resident requests for service, as well as routine upkeep on the community by diagnosing defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, creating a punch list of needed maintenance, scheduling vendors, obtaining supplies, completing tasks, and inspecting completed work.
  • Develop and maintain standards for cleanliness and appearance of community grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar’s high quality.
  • Periodically inspect work performed by service team members, contractors, and vendors to assess effectiveness, ensure quality, and develop corrective action plans as needed.
  • Maintain adequate inventory of spare parts and maintenance materials; work with Community Manager to order supplies and tools within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist Community Manager in developing budgets for regular repair and maintenance and capital projects.
  • Support cost-cutting and expense control programs by repairing rather than replacing parts when possible, minimizing waste, and using tools and equipment correctly.
  • Conduct regularly scheduled Greystar safety meetings, ensure MSDS sheets are current and accessible, and stay updated on OSHA and other safety-related laws to ensure community compliance.
  • Demonstrate customer service skills by treating residents and others with respect, responding sensitively to complaints, and completing assigned work orders efficiently and urgently.

Requirements

  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or a related trade.
  • Must provide own hand tools (unless prohibited by State law) and be knowledgeable in their safe use and maintenance.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and business contacts.
  • Ability to read, write, and communicate effectively to represent company management and act as the first point of contact.
  • Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and provide information.
  • Property management system experience preferred.
  • Mathematical skills to perform calculations for financial, administrative, and legal documents.

Specialized Skills

  • EPA certifications Type I and II or Universal if working on sealed HVAC systems.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for business meetings, training, or other responsibilities.
  • Must be able to work a flexible schedule, including taking “on-call” shifts during evenings, weekends, and holidays.

Pay

The hourly range for this position is $38.00 - $42.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.

In addition to the base salary, this role may be eligible for weekly, monthly, and/or quarterly bonus programs.
