Job Responsibilities
- Communicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.
- Safeguards employee training, performance, and resource availability.
- Maintains adherence to budgetary guidelines and approves inventory purchases according to established procedures.
- Maintains a safe work environment and educates employees on safety procedures.
- Develops and implements the property's hurricane preparedness plan.
- Creates and implements a preventative maintenance program for the facility.
- Stocks, orders, and arranges an inventory of parts, supplies, and materials.
- Monitors the functions of service contractors and building repair and maintenance contractors.
- Solicits bids and proposals for the property and makes recommendations to the PM.
- Performs a daily walk-through of the property to ensure aesthetic appeal and operational functionality.
- Installs and restores industrial machinery and equipment's electrical systems, apparatus, and components.
- Maintains and repairs all mechanical equipment in the community, including water heaters, HVAC systems, and similar items.
- Replaces damaged or broken wires and cables and diagnoses and repairs defective machinery, such as transformers, motors, and lighting fixtures.
- Controls and adjusts building systems, such as air conditioning and boilers.
Requirements
- A high school diploma or equivalent is preferred.
- Three to four years of supervisory experience in a related field is required.
- A valid driver's license and auto insurance are required.
- An EPA or CFC (HVAC) certificate is required.
