About the role
The Maintenance Supervisor (Floating) is responsible for overseeing and completing various maintenance tasks across multiple properties managed by Greystar. This role involves assisting with resident requests, preparing vacant units for leasing, ensuring the cleanliness and appearance of the community, and maintaining inventory and budgets.
Responsibilities
- Diagnose and repair defects or problems in apartment homes and community grounds according to established policies and procedures.
- Develop and enforce cleaning standards for the community’s grounds, amenities, and common areas.
- Inspect and oversee work performed by other maintenance staff and contractors to ensure quality and adherence to standards.
- Order supplies and materials to maintain an adequate inventory and stay within budgetary guidelines.
- Complete monthly preventative maintenance tasks as outlined in the Policy and Procedure Manual.
- Assist in developing and managing the budget for regular repairs and maintenance, as well as capital projects.
- Support cost-cutting initiatives by identifying opportunities to fix rather than replace parts and using materials efficiently.
- Conduct safety meetings and ensure compliance with OSHA and other safety regulations.
- Treat residents and team members with respect, address complaints promptly, and manage work orders efficiently.
Qualifications
- High school diploma or equivalent, along with relevant experience in property management maintenance, building maintenance, or a related field.
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and other equipment.
- Strong problem-solving and customer service skills.
- Proficient in reading, writing, and communicating effectively to represent the company and interact with residents and team members.
- Basic mathematical skills to handle financial and administrative tasks.
- EPA certifications Type I and II or Universal if required for HVAC systems.
- Valid driver’s license for operating a golf cart on the property, if applicable.
Specialized Skills
- EPA certifications Type I and II or Universal for HVAC systems.

Travel / Physical Demands
- Ability to stand, walk, and sit for extended periods, bend, stoop, climb, reach, carry up to 25 pounds, and lift up to 50 pounds with assistance.
- Work in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
- Flexible work schedule, including evenings, weekends, and holidays.
Pay
The hourly range for this position is $32.00 - $34.00. Additional compensation includes a quarterly or annual bonus program, paid time off, and robust benefits such as medical, dental, vision, disability, life insurance, paid parental leave, and a 401(k) plan with company match.
