Responsibilities

• Manage the maintenance team and assist in employee evaluations; interview, hire, orient, and train new hires.
• Oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
• Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of defects or problems and making repairs.
• Periodically inspect work performed by other service team members and contractors to assess effectiveness and verify quality.
• Ensure materials and services meet quality standards, scope, and specifications.
• Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
• Assist the Community Manager in developing the budget for maintenance and capital expenses.
• Support cost-cutting and expense control programs by fixing rather than replacing parts when possible.
• Stay informed of changes in technology and industry standards.
• Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
• Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
• Ensure safety, cleanliness, and general appearance of the property; report mechanical/electrical malfunctions and accidents.
• Ensure the property maintenance team complies with the Company’s standards regarding service requests.
• Conduct regularly scheduled RangeWater safety meetings, maintain up-to-date documentation, and ensure property compliance with safety laws.
• Resolve customer complaints and issues.
• Other duties as assigned.

Schedule

40 hours in a regular work week. Typical site hours of operation (may vary by site):

• Monday – Friday: 9am – 6pm
• Saturday: 10am – 5pm
• Sunday: 1pm – 5pm

Must be available to work on weekends when scheduled and take “call” during evenings, weekends, and holidays.

Requirements

• Must be able to perform essential job functions unaccompanied.
• Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Qualifications

• Education: High School Diploma or GED equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree preferred.
• Experience: 1-3 years of supervisor experience; 2-3 years of apartment maintenance experience or equivalent preferred.
• Skills:
  • Proven ability to hire, lead, direct, evaluate, and manage subordinates and team members.
  • Strong communication and delivery skills with the ability to connect to people at all levels.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
• Licenses and Certificates:
  • Current valid driver’s license.
  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • Valid Certified Pool Operator or Certified Spa and Pool Operator certificate.
  • All certifications required by State and Local jurisdictions.

Physical Requirements

• Weights: Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
• Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
• Travel: Routine local travel may be required for business-related errands; non-local travel may be required for business-related responsibilities.
