Responsibilities

  • Manage the maintenance team and assist in employee evaluations; interview, hire, orient, and train new hires.
  • Oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
  • Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing issues and making repairs.
  • Periodically inspect work performed by service team members and contractors to assess effectiveness and compliance with standards.
  • Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies within budgetary guidelines.
  • Assist the Community Manager in developing the budget for maintenance and capital expenses.
  • Support cost-cutting and expense control programs by repairing rather than replacing parts when possible.
  • Stay informed of changes in technology and industry standards.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
  • Ensure safety, cleanliness, and general appearance of the property; report malfunctions, injuries, or accidents.
  • Ensure the property maintenance team complies with company standards regarding service requests.
  • Conduct regularly scheduled safety meetings, maintain up-to-date documentation, and ensure property compliance with safety laws.
  • Resolve customer complaints and issues.
  • Other duties as assigned.

Schedule

40 hours in a regular work week. Typical site hours of operation (may vary by site):

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm

Must be available to work on weekends when scheduled and take “call” during evenings, weekends, and holidays.

Requirements

  • Must be able to perform essential job functions unaccompanied.
  • Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Qualifications

  • Education: High School Diploma or GED equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree preferred.
  • Experience: 1-3 years of supervisor experience; proven skills in hiring, leading, directing, evaluating, and managing subordinates. 2-3 years of apartment maintenance experience or equivalent preferred.
  • Advanced Skills: Strong communication and delivery skills; ability to connect with people at all levels.
  • Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
  • Licenses and Certificates:
    • Current valid driver’s license.
    • EPA certifications Type I and II or Universal for refrigerant recycling.
    • Valid Certified Pool Operator or Certified Spa and Pool Operator certificate.
    • All certifications required by state and local jurisdictions.

Physical Requirements

  • Weights: Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
  • Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
  • Travel: Routine local travel may be required for business-related errands including meetings and training. Non-local travel may be required for business-related responsibilities.
