About the Role
As a Maintenance Supervisor, you will oversee and perform technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Manage the maintenance team and assist in employee evaluations, including interviewing, hiring, orienting, and training new hires.
- Oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
- Assist with and complete work orders generated from resident requests for service, as well as routine property upkeep by diagnosing issues and making repairs in line with safety standards and code requirements.
- Periodically inspect work performed by service team members, contractors, and vendors to assess effectiveness and ensure quality standards are met.
- Maintain adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and stay within budgetary guidelines.
- Assist the Community Manager in developing the budget for maintenance and capital expenses.
- Support cost-cutting and expense control programs by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Stay informed of changes in technology and industry standards.
- Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
- Ensure the safety, cleanliness, and general appearance of the property, reporting any malfunctions, injuries, or accidents.
- Ensure the maintenance team complies with the Company’s standards regarding service requests.
- Conduct regularly scheduled safety meetings, maintain up-to-date documentation, and ensure property compliance with safety laws and requirements.
- Resolve customer complaints and issues.
- Perform other duties as assigned.
Requirements
- Must be available to work weekends when scheduled and perform essential job functions unaccompanied.
- Must work a flexible schedule, including taking “call” during evenings, weekends, and holidays.
- Frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Qualifications
- Education: High School Diploma or GED Equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree preferred.
- Supervisor Experience: 1 - 3 years of proven skills in hiring, leading, directing, evaluating, and managing subordinates and team members.
- Management Experience: 1 - 3 years preferred.
- Experience: 2-3 years of apartment maintenance experience or equivalent.
- Advanced Skills: Strong communication and delivery skills with the ability to connect at all levels.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses: Current valid Driver’s License.
- Certifications: EPA certifications Type I and II or Universal for refrigerant recycling. Valid Certified Pool Operator or Certified Spa and Pool Operator certificate, as well as all certifications required by State and Local jurisdictions.
Physical Requirements
- Weights: Must be able to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
- Travel: Routine local travel may be required for business-related errands, meetings, and training. Non-local travel may occasionally be required.

Schedule
40 hours per week. Typical site hours of operation (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
