Responsibilities

  • Supervision and work direction to housekeeping/janitorial, maintenance technicians, care takers and grounds keeping, as delegated by Community Manager.
  • Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure maintenance and cleanliness procedures are being followed. Cross utilization of Groundskeeper duties may be required.
  • Execute and document preventive maintenance program for resident apartments, public spaces, and equipment.
  • Maintain proper amount of parts and supplies in-stock in a well organized and clean manner following the purchasing guidelines of the company.
  • Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards. If applicable.
  • Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
  • Perform other duties as needed.

Requirements

  • Education: High school diploma or GED required. Pool and HVAC certification preferred, boiler certification if appropriate.
  • Experience: Three plus years maintenance experience in residential property experience.
  • Physical & Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

Position Requirements (if job includes or may include driving for company business)

  • Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier.
  • Driver must have reliable means of transportation.
  • Driver must have the ability to be insurable at standard rates for driving.
  • Driver must provide proof of personal auto liability insurance when using vehicles for company business.
