Maintenance Supervisor

About the role

FLATS LLC, part of the Proper XPM family, is hiring a Maintenance Supervisor for one of their Las Vegas residential communities. The role covers full-service maintenance: completing work orders, handling turns on vacant units, keeping common areas clean and functional, and running preventive maintenance on building systems. Pool maintenance and seasonal amenity upkeep are also part of the rotation. You’ll handle minor plumbing, electrical, drywall, painting, and light carpentry—no waiting on specialized subs for every small fix. After-hours on-call is on a rotating schedule, so it won’t be every night, but it will come around.

Responsibilities

• Complete work orders and make-ready tasks for vacant units
• Maintain common areas to ensure cleanliness and functionality
• Perform preventive maintenance on building systems, including HVAC and pool equipment
• Handle minor plumbing, electrical, drywall, painting, and light carpentry repairs
• Respond to after-hours emergencies on a rotating on-call schedule
• Work independently and prioritize tasks without constant supervision

Requirements

• Proven apartment or building maintenance experience, or a strong background in a related trade
• Working knowledge of electrical, plumbing, HVAC, and appliance repair
• Comfortable with hand and power tools, physical tasks, and lifting up to 50 lbs
• Valid driver’s license and reliable transportation
• High school diploma or equivalent (preferred)
• Self-directing mindset—able to work through tasks without constant check-ins
• Experience in desert climates is a plus (due to Las Vegas heat stress on systems)
