Maintenance Supervisor
About the Role
The Maintenance Supervisor performs highly diversified duties to install, troubleshoot, repair, and maintain equipment according to safety, predictive, and productive maintenance systems. This role oversees the maintenance department, ensuring the team completes work orders to the standards expected by both the client and the company. The position serves as a key liaison between the client, KWPM services, and internal support staff, requiring a professional and competent image, strong customer service, timeliness, and a polished appearance.
The role is fundamental to the operational functions of the property, demanding organizational skills, attention to detail, solid time management, and strong interpersonal abilities.
Responsibilities
- Supervise and assign tasks to the maintenance staff.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test, and make adjustments.
- Perform regular preventive maintenance on machines and equipment.
- Use a variety of hand and power tools, and material handling equipment.
- Detect faulty operations, defective materials, and report unusual situations to proper supervision.
- Comply with safety regulations and maintain clean and orderly work areas.
- Receive and complete work orders from residents.
- Coordinate and work alongside property vendors on jobs performed at the property.
- Maintain records of scheduled maintenance procedures.
- Obtain estimates for supplies and repair parts; order parts and supplies as needed.
- Maintain all work and common areas clean and free from debris.
- Supervise trash pick-up of all common areas and property.
- Respond to emergency maintenance requests as required.
- Provide professional written reports and recommendations to the Property Manager and Client regarding maintenance needs.
Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes, airborne particles, moving mechanical parts, and vibration. The employee may encounter a variety of conditions at job sites, and the noise level in the work environment can be loud.
Physical Demands
The physical demands described are representative of those required to successfully perform the essential functions of this job. The position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the day. The employee must frequently lift and/or move items over 30 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The employee is also regularly required to talk and hear.
Requirements
- Minimum two (2) years as a Maintenance Supervisor with responsibilities managing direct reports.
- General experience in building trades, repair and replacement maintenance, or handy-work.
- Ability to be physically present at the work location.
- Ability to react and address all emergency situations within 30 minutes.
- Effective written and verbal communication skills.
- Proficiency in performing routine and extensive preventive maintenance and repair procedures.
- Experience with computer operation of mechanical equipment, utility systems, electrical repairs, and general building repairs.
Supervisory Responsibility
This position supervises the Maintenance department and reports to the Chief Engineer and/or the Property Manager of the Association.
Schedule
This is a full-time position. Days and hours of work will be determined by the property and may change to accommodate business needs.
