Maintenance Supervisor

About the role

The Maintenance Supervisor will assist in maintaining the property's physical condition in a safe, attractive, and comfortable state. This includes establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. The role is also accountable for preparing work schedules and ensuring compliance with all maintenance-related policies. This position ensures that the units and other property facilities at the assigned location remain in good working order. Tasks include service requests and preparing units for rent availability, such as painting units and landscape work.

Responsibilities

• Schedule, train, supervise, and evaluate maintenance personnel, ensuring full compliance with required training.
• Prioritize work orders and follow up on assignments to ensure timely completion.
• Support the after-hours Emergency Call program.
• Responsible for all company-owned equipment and small tools.
• Participate in and supervise the make-ready of vacant units as necessary.
• Make regular inspections of the property.
• Establish preventive maintenance procedures.
• Prepare purchase orders and order all parts and supplies.
• Ensure compliance with all preventive maintenance procedures.
• Assist in performing annual/semi-annual unit inspections.
• Assist in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
• Assist the Maintenance Director and the Community Director as requested.
• Contribute to resident retention programs.
• Ensure that unsafe conditions are corrected in a timely manner.
• Learn and ensure compliance with all company, local, state, and federal safety rules.
• Drive for the Company using either a Company vehicle (frequency from Rarely to Constantly) or a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.

Education Qualifications

• High School Diploma or GED or equivalent required.
• Advanced training or degree in building maintenance, management, construction, skilled trades, or other related subject preferred.

Experience Qualifications

• 4–6 years experience in building maintenance required.
• Previous experience with administrative reporting and Yardi preferred.
• Previous experience managing others preferred.

Knowledge, Skills, and Abilities

• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Ability to perform work outside in all weather conditions and perform physical work, including lifting weights up to 50 pounds regularly and above 50 pounds occasionally.
• Self-motivated team player who pays close attention to detail and can prioritize in a fast-moving environment.
• Excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
• Basic understanding of safety practices.
• Daily use of technology platforms required.

Licenses and Certifications

• Valid in-state Driver’s License required.
• EPA 608 Certification required.
• OSHA-10 Training required.
