Maintenance Supervisor

About the Role

As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property, West Pine Lofts in St. Louis, MO, to ensure exceptional service is delivered to residents through quality maintenance practices. You’ll lead the maintenance team, working closely with the Property Manager to champion the Coastal culture and ensure associates have the tools and resources to succeed. Approximately 75% of your time will be spent in the field performing maintenance tasks. This full-time role reports to the Property Manager and offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

Responsibilities

• Oversee and lead the maintenance team, including training, motivation, and development to achieve daily tasks and goals.
• Prioritize, assign, and provide quality control for work orders, monitoring and participating in their daily completion.
• Supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders (e.g., HVAC, electrical, plumbing, carpentry).
• Obtain and negotiate vendor contracts, schedule and oversee vendor work.
• Manage unit turnovers and make-readies for new residents.
• Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity.
• Assist in developing, implementing, and managing the maintenance budget, including parts inventory and cost control.
• Coordinate construction and rehabilitation projects, including planning, vendor engagement, inspections, and approvals.
• Maintain organization and cleanliness of work areas and maintenance shops.
• Participate in on-call emergency duties.

Qualifications

• High school degree or equivalent required; bachelor’s degree preferred.
• At least 2 years’ experience in student housing or conventional multi-family apartment maintenance required.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO (Certified Pool Operator) certification required or ability to obtain within 6 months (if applicable).
• Physical ability to walk frequently, stoop, kneel, crouch, crawl, lift/move up to 50 lbs, and use a ladder.
• Must live within 30 miles of West Pine Lofts and have reliable transportation for on-call duties.
