Maintenance Supervisor
Maintenance Operations
Oversee day-to-day maintenance operations, including service requests and preventative maintenance.
Pick up and assist with repairs across HVAC, plumbing, electrical, and general maintenance systems.
Ensure timely completion of service requests and high-quality work standards.
Maintain the overall appearance and functionality of the property.
Team Leadership
Supervise, train, and evaluate maintenance staff and grounds team.
Assign and prioritize daily work orders and responsibilities.
Monitor team performance and provide coaching and development.
Foster a safe, efficient, and team-oriented work environment.
Vendor & Project Management
Manage vendor relationships, including sourcing, bidding, and contract oversight.
Evaluate vendor performance and ensure quality, cost-effective service delivery.
Oversee capital projects and property improvements in coordination with the General Manager.
Negotiate pricing and timelines where appropriate.
Turn & Capital Planning
Plan and execute unit turns to meet leasing deadlines.
Coincide with vendors and internal teams during the turn season.
Evaluate turn performance and implement improvements for future cycles.
Assist with long-term capital planning and maintenance strategies.
Budget & Compliance
Manage maintenance-related budgets and expenses.
Monitor costs and ensure alignment with financial goals.
Ensure compliance with safety standards, policies, and procedures.
Maintain accurate documentation of completed work and expenses.
Additional Responsibilities
Support property operations and respond to emergency maintenance needs.
Maintain positive relationships with residents, staff, and vendors.
Perform other duties as assigned to support property success.
Required Skills & Qualifications
- Strong technical knowledge of maintenance systems (HVAC, plumbing, electrical, etc.).
- Proven ability to supervise and lead maintenance teams.
- Strong problem-solving and organizational skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Strong communication and customer service skills.
- Proficiency in Microsoft Office and property management systems.
- Ability to perform basic mathematical calculations and interpret data.
Preferred Qualifications
- EPA, HVAC, or CPO certifications (as applicable).
- 3+ years of maintenance or facilities experience.
- Experience in multifamily or student housing environments.
- High school diploma or equivalent.
Work Schedule
Primarily Monday–Friday
On-call responsibilities, extended hours, evenings, and weekends required based on business needs.
Physical Requirements
- Ability to walk, stand, bend, and perform physical labor for extended periods.
- Ability to lift and carry up to 100 lbs. with assistance.
- Exposure to outdoor weather conditions, mechanical equipment, and maintenance environments.
- Safety to operate tools and equipment required for maintenance tasks.
