Maintenance Supervisor

About the role
The Maintenance Supervisor oversees day-to-day maintenance operations and the physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards, and all local, state, and federal regulations. This role includes financial responsibilities for contributing to and adhering to the property budget while managing risk and promoting resident satisfaction.
Responsibilities
- Work with the maintenance team to ensure daily tasks, such as service requests and unit make-ready standards, are met.
- Review and track progress of service requests and identify chronic maintenance issues.
- Respond to maintenance-related issues in a timely manner while maintaining a professional demeanor.
- Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
- Handle general carpentry duties, including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance, including siding, painting, lighting, sprinkler systems, pools, golf carts, and elevators.
- Ensure work order systems accuracy by verifying timely completion to company standards and resident satisfaction.
- Conduct daily inspections of property grounds, buildings, and common areas to maintain safety, cleanliness, and identify maintenance needs.
- Oversee and assist with property emergencies, such as snow, inclement weather, fires, and floods.
- Communicate promptly with the property manager concerning all maintenance issues.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules.
- Monitor response times for emergency on-call/after-hours maintenance assignments and participate in the on-call rotation as necessary.
- Maintain high standards of cleanliness and curb appeal to promote customer satisfaction.
- Interact courteously and professionally with residents and potential residents.
- Foster positive, collaborative relationships with residents, other properties, and associated agencies.
- Conduct pre-move-in and post-move-out apartment inspections and ensure timely, quality unit turns.
- Mentor the maintenance team and maintain a professional demeanor and appearance.
- Administer the company risk management program.
- Complete special projects as assigned by the property manager or maintenance supervisor.
- Solicit and monitor suppliers and contractors to ensure compliance with company policy.
- Collaborate with the property manager to ensure team and property compliance with company, ownership, state, and federal policies.
- Walk the property weekly with property leadership to address challenges and operations.
- Ensure maintenance costs remain within the allotted property budget and provide input on future budget expenses.
- Perform other duties as assigned by property leadership.
Requirements
- High school diploma or equivalent required.
- At least three years of experience in property management or a directly related field.
- General maintenance and carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Proficiency with general office equipment, such as telephones, fax machines, printers, copiers, and key track systems.
- Excellent customer service and interpersonal skills.
- Strong organizational and time-management skills.
- Ability to multitask and perform basic mathematical functions.
- Ability to handle and defuse situations involving angry or difficult people.
- Commitment to maintaining confidentiality.
- Professional appearance and compliance with prescribed uniform policy.
- Adherence to all safety requirements.

Pay
$39 to $41 per hour.
