About the role

We're seeking a skilled Maintenance Supervisor to oversee the day-to-day maintenance operations and ensure compliance with Avenue5 policies and regulations. Key responsibilities include managing the maintenance team, responding to maintenance issues, and adhering to the company's risk management program.

Responsibilities

  • Ensure compliance with Avenue5 policies and standards, and adhere to local, state, and federal regulations.
  • Manage daily maintenance tasks, including service requests and unit make-ready standards.
  • Review and track service request progress, identify chronic maintenance issues, and respond to issues promptly.
  • Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
  • Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
  • Maintain a professional demeanor and appearance, fostering a positive relationship with residents and property leadership.
  • Participate in on-call rotations and address property emergencies, such as snow and weather-related incidents.
  • Administer the company risk management program and provide input on maintenance costs and future budgets.
  • Complete special projects as assigned and communicate with property leadership regarding maintenance issues.

Requirements

  • High school diploma or equivalent.
  • At least three years of experience in property management or a related field.
  • General maintenance and carpentry skills.
  • A valid driver’s license, clean driving record, and current auto insurance.
  • Strong organizational and time-management skills.
  • Ability to read, write, and understand English.
  • Excellent customer service and interpersonal skills.
  • Ability to use general office equipment and perform basic mathematical functions.
  • Ability to cope with and defuse difficult situations.
  • Professional appearance and adherence to uniform policy.
  • Compliance with safety requirements and successful completion of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.

Skills

  • Ability to multi-task and prioritize tasks effectively.
  • Strong communication and problem-solving skills.
  • Knowledge of local, state, and federal regulations.
  • Experience with work order systems and property management software.
