Maintenance Supervisor

About the role

We're seeking a skilled Maintenance Supervisor to lead the day-to-day maintenance operations and ensure compliance with Avenue5 policies and regulations. Key responsibilities include managing the maintenance team, responding to maintenance issues, and overseeing property emergencies.

Responsibilities

• Ensure compliance with Avenue5 policies and local, state, and federal regulations.
• Manage the maintenance team and ensure daily tasks are completed.
• Review and track service request progress and address chronic maintenance issues.
• Perform various maintenance tasks including electrical, plumbing, carpentry, and HVAC repairs.
• Oversee property emergencies and interact with residents professionally.
• Maintain property grounds, buildings, and common areas to ensure safety and cleanliness.
• Communicate with property manager and supervisors regarding maintenance issues.
• Administer the company's risk management program and ensure maintenance costs stay within budget.
• Participate in on-call rotations and assist with special projects as needed.

Requirements

• High school diploma or equivalent.
• At least three years of experience in property management or a related field.
• General maintenance and carpentry skills.
• A valid driver’s license, clean driving record, and current auto insurance.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management abilities.
• Ability to perform basic mathematical functions and cope with challenging situations.
• Professional appearance and adherence to uniform policy.
• Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within 30 days of employment.
