We are seeking an experienced and highly motivated Maintenance Supervisor for our Affordable Community, The Residence of Martin Manor (105 units) in Boca Raton, Florida.
About the role
The Maintenance Supervisor leads and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair, and general maintenance of common areas and other interior/exterior areas.
Responsibilities
- Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep, and repairs.
- Coordinate and complete resident work orders within 24 hours.
- Complete regular community inspections.
- Ensure that all market-ready apartments are prepared for move-in.
- Perform on-call emergency service as required.
- Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters and HVAC units.
- Perform various preventative maintenance functions and record findings in maintenance logs and/or property management software system.
- Work with Property Manager to maintain and monitor Budget Control Log.
- Confirm with Property Manager that contractors have completed insurance requirements before performing work.
- Understand and comply with Fair Housing Laws and Standards.
- Monitor shop inventory to ensure productivity.
- Complete supply orders in accordance with the annual operating budget.
Requirements
- High School diploma or GED equivalency.
- Minimum of 2-4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
- EPA I or II, Universal, or HVAC certification is required.
- CPO Certification is a plus, and experience maintaining pools is required.
- Thorough understanding of electrical, plumbing, and HVAC systems.
- Previous experience with preventative maintenance, vendor relations, and organizing work orders.
- Experience with Onesite, Yardi, or other property management software is a plus.
