About the Role

The Maintenance Superintendent is responsible, under the direction of the Community Manager or Maintenance Manager, for the overall maintenance of one or more sites.

Responsibilities

  • Participate in all maintenance projects, including periodically inspecting all units, buildings, and common areas; performing repairs and janitorial assistance as needed.
  • Schedule work order requests, adhering to maintenance priorities.
  • Coordinate maintenance-related contractor activities; may negotiate contracts and scope of work.
  • Manage stock control and utilization of maintenance materials, as well as the training of maintenance technicians and coworkers.
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and contracts/suppliers.
  • Assist the Community Manager or Maintenance Manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.
  • Perform detailed maintenance procedures, including:
    • Light electrical repairs (appliances, fixtures, switches, outlets, circuits).
    • Light plumbing work (clearing stoppages, replacing fittings).
    • Replacing broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
    • Carpentry work (fitting doors, freeing windows, replacing/building shelves, sanding/refinishing floors).
    • Painting (interior and exterior).
    • Custodial work (sweeping, mopping, vacuuming, emptying trash, cleaning windows) in common areas.
    • Repairing concrete, masonry, roof, and fencing when required.
    • Assisting exterminators as needed.
  • Participate in an on-call schedule for evening, weekend, holiday, and emergency coverage.
  • Ensure storage areas and entrances are locked and adequate lighting is maintained.
  • Adhere to and stay current on all applicable building codes.
  • Maintain knowledge of water and gas meter cut-offs, apartment/fixture cut-offs, sewer clean-outs, and post a map of same.
  • Operate within OSHA standards and company safety policies and procedures at all times.
  • Perform scheduled maintenance on all equipment based on manufacturers’ recommendations and operating manuals.
  • Ensure effective, timely, and professional interactions with residents, contractors, and the property management team on all maintenance services provided.
  • Perform other duties as assigned.

Requirements

  • 3 or more years of full-time maintenance experience or experience in a related field; residential property maintenance experience preferred.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, and air-conditioning.
  • Boiler license, when required by property facilities.
  • Familiarity with contract work hours and OSHA standards.
  • High school degree or equivalent trade-related courses; college or advanced technical training preferred.
  • Valid driver’s license and acceptable driving record.
  • Ability to work professionally in a demanding environment with coworkers and residents.
  • Ability to work safely and follow safety directives.
  • Ability to read, speak, and comprehend work instructions and safety notices in English.

Working Conditions

  • Work conditions vary from clean rental units to extremely dirty jobs (e.g., plumbing repair, grounds work).
  • Exposure to cleaning solvents, paint fumes, dust, sharp objects, and live electrical wiring.
  • Willingness to work evenings, weekends, holidays, and on-call hours when required.

Pay

Salary range: $25.00 per hour.

A 2-bedroom apartment is offered as part of the compensation package.
