About the role

This position involves general and skilled preventive and corrective maintenance on HVAC, carpentry, mechanical, plumbing, and electrical systems and equipment. The Maintenance Mechanic III conducts routine maintenance checks, completes repair tasks, preserves facility quality, and ensures operational needs are met. The role includes driving to inspect systems, recording equipment history, performing carpentry, plumbing, painting, and roofing repairs, conducting quality checks on HVAC, plumbing, and electrical systems, and performing groundskeeping duties such as mowing, weed eating, and tree trimming.

Responsibilities

  • Drive to inspect various systems and equipment; make required corrections and test for satisfactory and safe operations.
  • Use the internal work order management system to record and document equipment history.
  • Perform maintenance duties such as carpentry, plumbing, painting, and roofing repairs as part of a comprehensive facilities maintenance team.
  • Conduct quality checks on HVAC, plumbing, and electrical systems.
  • Perform groundskeeping duties including mowing, weed eating, and tree trimming.
  • Perform other duties as needed.

Working Conditions

The position involves considerable physical exertion, including regular climbing of ladders, lifting heavy objects (up to 80 pounds) frequently, and assuming awkward positions for long periods. Routine exposures include significant levels of heat, cold, moisture, and air pollution. Periodic exposure to chemical substances and minor physical trauma such as cuts, bruises, and minor burns may occur. The role requires the ability to make closely coordinated eye/hand movements within fine tolerances or rapid patterned responses, and the use of technical equipment such as voltmeters, power tools, pneumatic tools, and HVAC manifold gauges.

Minimum Requirements

  • Education: Specialized training in principles, procedures, practices, routines, or techniques in a specific area or trade, typically acquired through up to 18 months of education or training beyond high school. Vocational competence in the operation of mechanical or electronic equipment may be required.
  • Experience: One year of experience in building or mechanical maintenance is required.
  • License: Must have a valid Texas driver's license and comply with the City of Houston's driving policy. A valid Commercial Driver's License (CDL) may be required.

Preferences

  • Preference shall be given to eligible veteran applicants who possess the necessary qualifications and are among the most qualified candidates.
  • Preference will be given to qualified applicants with 3–5 years of hands-on experience in one or more of the following areas: General Building Maintenance, Carpentry, Heating and Air Conditioning (HVAC) Systems, Plumbing, Electrical Systems, Painting, or Project Management.
  • Applicants with 5 or more years of extensive experience demonstrating a deeper understanding of building systems and the ability to troubleshoot and repair complex maintenance issues will be highly preferred.

  • HVAC Certification
  • Electrical Certifications
  • Other relevant trade or technical certifications
  • A valid Commercial Driver’s License (CDL) is considered a plus

    • Electrical: Ability to replace bulbs, sockets, switches, receptacles, motors.
    • Mechanical: Knowledge of motors, belts, pulleys, valves.
    • HVAC: Perform maintenance and simple diagnostics for repairs.
    • Technical Equipment: Ability to use technical equipment such as voltmeters, power tools, pneumatic tools, and HVAC manifold gauges for repairs and diagnostics.
