The Position
The Maintenance Manager is the eyes and ears of a property’s daily performance and is largely responsible for maintaining and enhancing the value of a well-run property. A successful Maintenance Manager will provide excellent customer service to our residents, take pride in the property, and understand that this role is critical to the reputation of the property.
The Property
This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.

Responsibilities & Duties
- Maintain residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Provide excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Review, assign, and follow-up on open work orders to ensure the work order is completed and accepted within company guidelines.
- Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
- Respond to after-hour emergency issues.
- Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
- Aid in employee recruitment, interviewing, selection, and adherence to company core values.
Requirements & Qualifications
- Three or more years of experience in building maintenance – student housing experience is a plus.
- Experience with HVAC and appliance repair.
- One or more years of supervisory experience is preferred.
Knowledge, Skills & Abilities
- Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator.
- Possess strong administrative, organization and communication skills.
- Self-motivated and excels at working in a team environment.
- Ability to lift up to 50 lbs., stand, lift, and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
- Experience with Entrata software is preferred.
- Ability to fulfill rotating on-call duties as needed.
