About the Role

The Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the property's physical condition in a safe, attractive, and comfortable state. This includes establishing preventive maintenance programs, performing property and equipment inspections, maintaining project inventory, supervising personnel, and assigning maintenance tasks. The role is also accountable for preparing work schedules and ensuring compliance with all maintenance-related policies, ensuring units and facilities remain in good working order.

This position requires driving for the Company using either a Company vehicle or a personal/rental vehicle to conduct business more than 50% of the time.

Responsibilities

  • Directly supervises Maintenance Technicians, including hiring, training, performance management, and termination.
  • Manages financial performance and operations within the approved maintenance budget, focusing on controlling expenses.
  • Schedules, trains, supervises, and evaluates all subordinate maintenance personnel, ensuring compliance with required training.
  • Prioritizes work orders and follows up on assignments to ensure timely completion.
  • Ensures property goals for work order response and completion times are met.
  • Establishes emergency on-call procedures.
  • Manages all Company-owned equipment and small tools.
  • Participates in and supervises the make-ready of vacant units as necessary.
  • Conducts regular property inspections.
  • Ensures compliance with all preventive maintenance procedures.
  • Prepares purchase orders and orders parts and supplies.
  • Ensures compliance with Company policies and procedures.
  • Assists in performing annual/semi-annual unit inspections.
  • Assists in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
  • Assists the Maintenance Director as requested.
  • Contributes to resident retention programs.
  • Ensures unsafe conditions are corrected in a timely manner.
  • Learns and ensures compliance with all Company, local, state, and federal safety rules.
  • Performs tasks as needed, including service requests, unit preparation for rent (e.g., painting, landscaping).

Requirements

  • High School Diploma or GED (or equivalent) required; advanced training or degree in building maintenance, management, construction, skilled trades, or related subject preferred.
  • Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance with 5+ years of experience in building maintenance.
  • 1-3 years of staff supervisory experience required.
  • Previous experience managing preferred.
  • Previous experience with administrative reporting and Yardi preferred.
  • Ability to perform physical work, including lifting up to 50 pounds regularly and above 50 pounds occasionally.
  • Willingness to work outdoors in all weather conditions and occasional on-call shifts.
  • Valid and in-state Driver’s License required.
  • EPA 608 Certification required.
  • OSHA-10 Training required.

  • Computer knowledge in Microsoft Suite and Yardi (preferred).
  • Basic understanding of safety practices.

Pay

The hiring range for this position is $82,320 - $102,720, exclusive of fringe benefits or potential bonuses. Final salaries are determined based on geographic location, skills, education, licenses, certifications, and experience. This position is also eligible for a performance bonus.
