Maintenance Manager
About the role
Our Maintenance Manager will oversee the maintenance of the Association’s facilities and grounds that will play a crucial role in executing our company’s purpose statement: We build community by bringing people together in the neighborhoods where they live and, in the offices, where we work. Responsibilities
- Provide exemplary service and maintenance in order to ensure the tidiness, cleanliness, and welcoming appearance of Association-owned facilities and grounds
- Supervise the Maintenance Department which includes hiring, training, management, scheduling, and evaluation of staff
- Prepare and maintain the property in a condition to pass required inspections and relevant safety standards (OSHA, company safety and health, etc.)
- Maintain records pertaining to maintenance of facilities and grounds, equipment/asset warranty, and service information
- Complete and delegate repairs and work orders, sometimes overseeing outside vendors or contractors
- Provide monthly report documenting inspection results
- Establish and implement a preventative maintenance schedule and maintain records of planned service
- Prepare bid specifications and make recommendations for the award of contracts
- Maintain adequate stock of frequently-used items and order equipment, parts, and supplies
- Assist in creating and maintaining a yearly maintenance budget
Requirements
- At least five years’ experience in facility and grounds maintenance, as well as five years of experience in direct supervision of staff
- Strong computer skills including Microsoft Office products
- Service-oriented, self-motivated, and ability to communicate effectively both orally and in writing
- Ability to manage a staff and establishment while maintaining professional, pleasant, and polite working relationships
- Able to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspections
- Able to repetitively lift and carry up to 80 lbs. and to perform other physical labor
- Must be able to work weekends, after-hours, and be on-call for emergencies
- Valid driver’s license and vehicle insurance
If driving is, or becomes, a requirement of the role, it is required, at all times, that you hold a valid state driver’s license for the class of vehicle you are driving, maintain a clean motor vehicle report, and hold current automobile insurance at statutory limits. You must notify Human Resources immediately regarding any change to your motor vehicle standing. CCMC may periodically review motor vehicle reports to ensure compliance with these requirements.
