Maintenance Lead (Chestnut Square Senior)

About the role

Under the direction of the Community Manager, the Maintenance Lead oversees maintenance operations for assigned communities, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This role is part of the Property Management team at Chestnut Square Senior, where we build relationships and collaborate closely with residents, community partners, and the Resident Services team.

Responsibilities

• Lead daily maintenance operations, including staff scheduling, training, and performance management.
• Identify, select, and oversee vendors, including reviewing bids and managing vendor work.
• Perform and oversee repairs in electrical, plumbing, carpentry, painting, and appliance maintenance.
• Prepare units for move-ins, move-outs, and annual inspections; maintain accurate maintenance records.
• Ensure cleanliness of common areas and assist with custodial duties as needed.
• Manage inventory, equipment, and supply procurement; maintain manuals and parts lists.
• Coordinate contractor work and bids, ensuring compliance with safety, Fair Housing, and company standards.
• Implement preventive maintenance programs and monitor property conditions for safety and upkeep.
• Participate in on-call rotations for emergency coverage.
• Complete required certifications and training.

Requirements

• High School Diploma and five years of experience in maintenance, landscaping, irrigation systems, interior/exterior painting, rough and finish carpentry, replacement of flooring/glass, lock assemblies, and extensive plumbing knowledge, or an equivalent combination of education and relevant experience.
• Three years of supervisory experience with demonstrated knowledge in overseeing work crews and apartment turnovers.
• Previous experience managing a team and vendors.
• Strong written and verbal communication skills.
• Proficient in Microsoft Office and basic computer applications.
• Ability to coach, mentor, and build positive relationships with staff, residents, and vendors.
• Knowledge of affordable housing inspections (REAC, TCAC, MOR) and regulatory compliance.
• Excellent organizational and time management skills.
• Capable of performing physically demanding tasks and working in varied weather conditions.

Pay

$27.00 - $30.38 hourly, based on applicable experience and qualifications. Company-provided housing available on-site.
