TRG Management is a premier property management company experienced with all types of housing, including subsidized, workforce and affordable, mid-rises, high-rises, luxury rentals, and single-family. Today we manage approximately 20,000 units across several states and our current management portfolio contains over 100 properties.
Responsibilities
- Communicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.
- Ensures that all employees are properly trained, that they are performing their assigned duties, and that they have the necessary equipment and resources to do their jobs.
- Follows budgetary guidelines and ensures that all inventory purchases are approved by the PM and made following established purchasing procedures.
- Maintains a safe working environment and educates employees on proper safety procedures.
- Works with PM to develop and implement the property's hurricane preparedness plan.
- Assists in the creation and implementation of a preventative maintenance program for the facility using set parameters.
- Manages stocking, ordering, and arranging an inventory of parts, supplies, and materials.
- Monitors the functions of service contractors and building repair and maintenance contractors for the community.
- Assists with the solicitation of bids and proposals for the property, as well as making recommendations to the PM.
- Performs a daily walk-through of the property to ensure it is aesthetically pleasing and all equipment and facilities are in working order.
- Installs and restores industrial machinery and equipment's electrical systems, apparatus, and electrical/electronic components.
- Monitors the upkeep and maintenance of all mechanical equipment in the community, including water heaters, HVAC systems, and similar items.
- Replaces damaged or broken wires and cables and diagnoses defective machinery such as transformers, motors, and lighting fixtures.
- Replaces machine electrical components such as relays, switches, motors, and position detecting devices that are malfunctioning.
- Monitors and adjusts controls that regulate building systems, such as air conditioning and boilers.
- Performs other responsibilities as assigned by the Property Manager.
