About the role

This position is primarily responsible for maintaining the physical integrity of the community at all times, ensuring a safe and secure living environment for residents, visitors, and staff. The role involves anticipating, identifying, and correcting property-related problems and implementing procedures to prevent such issues.

Responsibilities

  • Performs maintenance and repair tasks personally or delegate to maintenance and/or janitorial staff.
  • Oversees and occasionally inspects work performed by staff.
  • Manages the work order system for handling resident service requests, correcting situations within 24 hours when possible.
  • Ensures all make-ready repairs and services are completed correctly and on schedule.
  • Schedules maintenance personnel in conjunction with the Property Manager to ensure 24/7 emergency maintenance availability.
  • Troubleshoots maintenance problems and makes recommendations for correction.
  • Procures bids for outside contractors or repair vendors and monitors completed work.
  • Assigns and properly documents resolutions to work orders.
  • Provides information for work order status reports, documentation of capital improvements, and major repairs.
  • Reviews maintenance-related contracts with the Property Manager to maintain records of contract dates and cancellation requirements.
  • Reports all major repairs and requisitions to the Property Manager prior to any expenditure of funds.
  • Assists in keeping grounds neat and free of litter, including raking, sweeping, and shoveling as needed.
  • Remains aware of the physical property condition and immediately corrects unsafe conditions (e.g., broken gates, steps, open holes, or burned-out exterior lights).
  • Maintains accurate records of preventive maintenance, work orders, expenditures, apartment make-ready status, and work-in-progress.
  • Reviews and recommends revisions to routine and preventive maintenance schedules.
  • Schedules and performs minor and routine maintenance on equipment regularly.
  • Inspects and maintains all tools in excellent condition and ensures an adequate inventory of spare parts and maintenance materials.
  • Conducts regularly scheduled safety meetings with staff and maintains HAZCOM standards.
  • Keeps MSDS sheets current and readily accessible.
  • Maintains thorough knowledge of laws, EPA, and OSHA regulations governing hazardous materials storage and management.
  • Assists in monitoring and coordinating efforts regarding safety hazards, including LBP, asbestos, radon, hazardous spills, and workplace safety.
  • Instills a "safety first" attitude among maintenance staff and all employees.
  • Instructs staff on proper use and guidelines for safety equipment.
  • Performs work area clean-up and safety-related duties.
  • Coordinates with the Property Manager to hire, terminate, supervise, coach, and conduct disciplinary action for maintenance and janitorial staff.
  • Conducts new hire orientation and facilitates ongoing development and training for maintenance and janitorial staff.
  • Establishes expectations and goals for staff and evaluates performance.
  • Ensures proper maintenance staffing or coverage at all times by preparing schedules.
  • Coordinates site-specific payroll aspects for maintenance and janitorial staff, including managing timecards.
  • Assists the Property Manager in implementing and enforcing Human Resources policies.
  • Must be punctual and timely in meeting performance requirements, including attendance and work deadlines.

Requirements

  • High school diploma or GED; three to five years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence and speak effectively before groups.
  • Trade school certificate(s) in HVAC, electrical, and plumbing.
  • Certified Apartment Maintenance Technician (CAMT).
  • Valid and appropriate state driver’s license and automobile insurance coverage.
  • Not less than 3 years of experience supervising maintenance and/or janitorial staff and managing property maintenance processes (5+ years preferred).
  • Frequent use of personal transportation to pick up replacement parts and supplies.
  • Availability for on-call services on a rotating basis, weekends, and emergencies.
  • Capability to adapt to changes in business practices with minimal or no advance notice.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
