MAINTENANCE ENGINEER

About the Role

Perform duties by applying one or more specialty trade skills associated with construction, electrical maintenance, plumbing, machine and equipment repair, general trades, and building maintenance.

Responsibilities

• HVAC:
  • Maintain safe, efficient operation of heating, cooling, air handling, ventilation, and refrigerant equipment and systems within applicable codes and standards.
  • Maintain, repair, and test cooling systems, including direct expansion, chilled water, brine, absorption, and heat pumps.
  • Maintain, repair, test, and install refrigeration equipment and systems.
  • Maintain, test, and repair high-pressure boilers and ancillary equipment.
  • Maintain and test various water chemistries.
  • Maintain, repair, test, and install heating systems, including forced air, heat pumps, hot water, and electric systems.
  • Maintain, repair, test, and install fan, air handling equipment, and other air-moving devices and controls.
  • Maintain, repair, test, and install air compressors, vacuum pumps, and related devices.
  • Maintain, repair, test, program, and install various temperature control systems (electric, electronic, digital, hydraulic, pneumatic).
  • Design systems, equipment, and controls to complete assigned tasks.
  • Read and interpret construction drawings and other construction documents.
• Plumbing:
  • Maintain, repair, test, and install all types of plumbing equipment, fixtures, devices, and systems within applicable codes and standards.
  • Maintain, repair, test, and install various types of fluid and gas conveyance systems.
  • Maintain, repair, test, and install plumbing fixtures and devices.
  • Maintain, repair, test, and install drains, backflow preventers, sewers, vent water lines, natural gas, medical gas, and vacuum systems.
  • Maintain, repair, test, and install pumps, flow controls, control valves, and associated equipment.
  • Maintain, repair, and install specialty equipment (autoclaves, washer sterilizers, garbage disposals, patient care equipment, food preparation equipment).
  • Read and interpret construction drawings.
  • Perform material takeoff and prepare estimates for projects and tasks.
• Carpentry:
  • Inspect, maintain, and install commercial, institutional, and residential-grade building components and finishes in compliance with applicable codes and standards.
  • Respond to departmental needs related to building trades, casework, finishes, concrete masonry, brick and block work, shelving, doors, hardware, and locks/keying.
  • Coordinate day-to-day activities of the carpentry group.
  • Construct, repair, and maintain walls, ceilings, floors, decks, and finishes.
  • Install, repair, and finish masonry construction.
  • Design, construct, install, and repair casework, shelving, and filing systems.
  • Install, repair, finish, and maintain doors, hardware, locking systems, and glazing.
  • Duplicate and maintain accurate records of locks and keying systems.
  • Repair, install, and maintain fire/smoke separations and doors in compliance with codes.
  • Repair and maintain furniture, carts, and similar equipment.
  • Weld, braze, and solder metals and equipment within established guidelines.
  • Demolish building components in compliance with OSHA regulations.
  • Read construction drawings, perform material takeoffs, and provide estimates.
• Electrical:
  • Install, repair, test, and maintain electrical wiring, distribution, switching, and emergency generation systems within applicable codes and standards.
  • Install, repair, test, and maintain communications, signaling, and data systems.
  • Act as part of a labor pool during emergencies.
  • Install, repair, test, and maintain switchgear, transfer switches, distribution panels (low and medium voltage up to 13,500 VAC).
  • Maintain, repair, test, and install buss duct, wiring schematics, M.I. cable, and other distribution materials.
  • Maintain, repair, test, operate, and install emergency generators and related equipment.
  • Maintain, repair, test, and install motors, contractors, motor control centers, and variable frequency drives (VFD).
  • Maintain, repair, test, and install power conditioning, regulating equipment, and uninterruptable power systems.
  • Maintain, repair, test, and install lighting systems (incandescent, fluorescent, HID, low voltage).
  • Maintain, repair, test, and install alarms, communication, signaling, and data systems.
  • Maintain, repair, test, and install food preparation equipment.
  • Read and interpret construction drawings and prepare estimates.
  • Maintain, repair, test, and install electrical circuits for lighting and power (up to 480V, 3-phase).
  • Install circuits, light fixtures, and receptacles.
  • Upgrade lighting and receptacles as necessary.
  • Install medical gas piping, fixtures, and devices per manufacturer instructions.
  • Inspect piping systems and test for leaks.
  • Construct and maintain wooden/concrete structures and furnishings.
  • Build partitions, shelves, cabinets, and counters.
  • Perform selective demolition for remodeling projects.
  • Install door frames and ceilings.
  • Select supplies and parts for installation.
  • Cut, fit, and fasten goods according to specifications.
  • Assemble equipment, machinery, and systems following written instructions.
  • Test finished products prior to placing in service.
  • Repair and maintain large commercial equipment.
  • Troubleshoot malfunctioning appliances and equipment using test equipment.
• Regular, consistent, on-site, and timely attendance.
• Assist other trades when necessary or assigned by supervisor.
• Assist with snow removal as needed.
• Perform other related duties as assigned.

Requirements

• High School Diploma, GED, or higher level of education.
• Associates degree or completion of an approved apprenticeship program.

Preferred Qualifications

• Minimum of five years’ experience demonstrating skills in plumbing, carpentry, construction, electrical, or HVAC.
• Experience with mechanical processes, equipment repair, and building trades.
• Ability to read and interpret blueprints, diagrams, schematics, and technical manuals.
• Field supervision experience.
• NFPA Code training/knowledge.
• AIA Guidelines training/knowledge.

License, Certification & Clearances

• Valid Pennsylvania Driver’s License (or ability to obtain within 30 days of hire).
• Act 34-PA Criminal Record Check from the PA State Police system.
• One of the following certifications/licenses:
  • Plumber: Journeyman or Master Plumbing License, Natural Gas Certified, Medical Gas Installation Certification, Welding Certificate.
  • HVAC: Class II Refrigeration Reclaiming License, Certified Balancer.
  • Carpentry: Journeyman Certificate, Welding Certificate.
  • Electrician: OSHA Arc Flash Certified, FCC License, Journeyman or Master Electrician License.

Supervisory Responsibilities

This position has no direct supervisory responsibilities but serves as a coach and mentor for other positions in the department.

Schedule

• Scheduled based on operational need (rotating shifts, standby, on-call, etc.).
• Travel may be expected locally between Independence Health System locations.
• Overtime may be required (+8 hours/shift; 40 hours/week).
• On-call duties as needed.

Work Environment

• Effective March 2020 or during a pandemic: goggles, face shield, and mask are required per CDC guidelines.
• Lift assistance (2-person) and/or transfer device required for lifts exceeding 50 lbs.
• Exposure to:
  • Extreme heat and cold.
  • Heights and confined spaces.
  • Extreme noise (>85 dB).
  • Mechanical hazards and vibrating tools.
  • Operating vehicles and heavy equipment.
  • Use of lifting/transfer devices.
  • Rotating shifts, 8-hour shifts, 10-12-hour shifts.
  • Respirator protective equipment, eye protection, head protection (hard hat), hearing protection, hand protection, foot/toe protection, and body protection.
  • Latex, solvents, paint, dust, ethylene oxide, cytotoxic (chemo), blood/body fluids, chemicals, mist, wax stripper, non-ionizing radiation, ionizing radiation, and laser exposure.

Physical Demands

• Lift assistance (2-person) and/or transfer device required for lifts exceeding 50 lbs.
• Frequent physical activities include:
  • Bending (stooping), walking, climbing stairs/ladders, standing, kneeling, squatting, twisting/turning.
  • Keyboard/computer operation, gross grasp, fine finger manipulation, hand/arm coordination.
  • Pushing/pulling (lbs. of force), carrying, reaching above shoulder level, reaching forward.
  • Lifting:
    • Floor to knuckle: 10-50 lbs.
    • Seat pan to knuckle: varies.
    • Knuckle to shoulder: 10-50 lbs.
