About the Role
This is a temporary position responsible for planning, directing, and controlling the overall maintenance of the community’s physical plant. The role involves performing or overseeing electrical, plumbing, carpentry, HVAC, refrigeration, and other technical tasks while ensuring compliance with all local, state, and federal life-safety code regulations.
Pay
$31.50–$33 per hour
Responsibilities
- Coordinate and ensure performance of all preventative maintenance schedules.
- Visually inspect all common areas daily to identify maintenance needs.
- Supervise Maintenance and Housekeeping associates.
- Prepare work schedules and follow up for maintenance and housekeeping personnel by managing and delegating work orders and maintaining cleaning schedules.
- Set up periodic inspections of property systems, including roof, building façade, parking lots, grounds, and signs.
- Initiate, supervise, and maintain up-to-date repair records on all equipment and ensure timely completion of work.
- Implement a training program for maintenance personnel and inspect fire-fighting equipment as required by law.
- Operate and maintain buildings, grounds, security, and transportation systems in compliance with OSHA standards.
- Inspect vacated apartments and complete painting, repairs, and refurbishment within prescribed time frames.
- Lead the Safety Committee.
- Respond to maintenance emergencies at any time.
- Maintain grounds and outside areas, including sprinkler systems, lighting, driveways, and parking lots.
- Stay updated on maintenance methods, chemicals, and standards.
- Drive a company vehicle as required.
- Model and uphold the company’s core values and ensure all personnel exemplify them.
- Perform other duties as assigned.
Requirements
- Minimum of five (5) years’ experience as a supervisor with documented evidence of varied skills and abilities.
- Experience with HVAC, plumbing, carpentry, and general maintenance.
- Experience in a large residential community, hotel, hospitality, assisted living, or similar industry is desired.
- Demonstrated skills in all phases of building and equipment maintenance, cleanliness, and repairs.
- Ability to select and manage staff to meet community needs.
- Acceptable driving record.
- Working knowledge of MS Office.
- Experience working with a senior/geriatric population is a plus.
- High School diploma or equivalent.
- Willingness to be on call during emergencies (24/7 operation).
- Ability to drive a company vehicle.
Physical/Sensory Requirements
- Highly active position requiring long stretches (over 75% of the time) on your feet.
- Ability to lift, push, and pull up to 100 lbs.
- Regularly climb ladders, maneuver into tight areas, stoop, carry, turn, and bend.
- Willingness to tackle a variety of physical tasks throughout the community.
