Maintenance Director - Bridge at Eastside

About the Role

The Maintenance Director ensures the overall functionality and aesthetic appeal of the property. This role involves maintaining common areas in optimal condition and overseeing tasks such as caulking, painting, basic electrical and plumbing work, repairs, flooring, fencing, roofing, and HVAC maintenance. The position also supports the Community Director in ensuring property compliance with State and Federal regulations.

Responsibilities

  • Inspect property to determine units or systems requiring maintenance or repair and report work needed to the Community Director.
  • Assist Community Director with move-out inspections.
  • Manage completion of all ready assignments timely and professionally, ensuring zero-defect work and compliance with regulatory requirements.
  • Complete resident-requested service orders promptly in accordance with Company standards.
  • Maintain the property’s appearance, curb appeal, and upkeep.
  • Follow OSHA and Company safety standards.
  • Handle after-hours emergency problems as directed by the Community Director.
  • Assist in training and directing the maintenance team.
  • Develop and maintain relationships with vendors, negotiate pricing, and update the approved vendor list.
  • Maintain a positive customer service attitude.
  • Perform other duties as assigned.

Requirements

  • Knowledgeable in basic electric, plumbing, drywall/paint, carpentry, ceramic/tile, and appliance installation/removal and repairs.
  • EPA Universal and CPO certifications required.
  • High school diploma and some college or trade school preferred.
  • Minimum of five (5) years of general maintenance experience, with at least three (3) years in apartment maintenance.
  • Previous supervisory experience required.
  • Ability to multitask, stay organized, and meet deadlines.

Physical Requirements

  • Capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
  • Ability to stand, bend, stoop, squat, and kneel for extended periods.
  • Must be able to safely climb ladders and stairs as part of daily tasks.

Working Conditions

This is a hands-on role combining physical work with occasional office responsibilities. Significant time will be spent outdoors, with exposure to varying weather conditions and elements.
