Maintenance Assistant
As a maintenance assistant, you will perform a variety of daily tasks to ensure our shop, office, and warehouse remain in working order. You will have the opportunity to advance your knowledge in general facilities maintenance, including interior finishing, basic plumbing, HVAC, and other repairs.
About the Team
The facilities and maintenance department at OPD ensures the Katy location's physical environment is safe and functional for employees. The team maintains regular upkeep of shop, warehouse, and office spaces and responds to emergencies such as equipment failure, natural disasters, or other disruptions to normal business operations.
Responsibilities
- Perform general maintenance using hand tools and small power tools (e.g., Skilsaw, drill, impact driver).
- Maintain indoor lighting and service general household maintenance.
- Maintain grounds appearance: pick up trash, operate push mower, weed eater, and pressure washer.
- Complete seasonal outdoor projects such as gutter cleanout and window washing.
- Repair fixtures and office equipment, including doors, windows, small appliances, chairs, and cube furniture.
- Perform light household plumbing maintenance (commercial toilets and sinks).
- Paint interior walls and trim as needed.
- Distribute and stock housekeeping supplies throughout the property.
- Assist with various indoor and outdoor projects as assigned.
- Track preventative maintenance items electronically.
- Prioritize maintenance requests and calls.
- Create and manage Purchase Orders (POs).
- Control and track inventory.
- Use Microsoft Office applications proficiently, including Excel, Word, Outlook, and Teams.
- Maintain records and support administrative tasks related to maintenance operations.
- Assist with data entry, documentation, and reporting activities.
- Actively participate in a strong safety culture, recognizing hazards and following onsite safety policies.
- Arrive on time daily, ready for work, and maintain a positive attitude in a team environment.
Physical Requirements
- Capable of working in outdoor weather conditions, including extreme heat, humidity, cold, and high elevations.
- Stand or walk for extended periods (up to 11 hours per day).
- Lift up to 60 lbs.
- Climb a ladder with a harness at least 10 feet off the ground.
- Perform tasks requiring considerable use of arms, legs, climbing, lifting, walking, stooping, crawling, twisting, reaching, and bending.
- Good hand-eye coordination for handling, controlling, and feeling objects and tools.
Requirements
- Demonstrated knowledge of general building maintenance.
- Willingness and ability to work overtime up to 50 hours per week, including Saturdays.
- Willingness and ability to work outside in extreme heat, humidity, cold, and high elevations.
Preferred Qualifications
- Experience with light plumbing and painting.
- Experience with Office 365 applications, including Teams, Excel, Word, and Outlook.
- Experience performing procurement activities such as purchase orders and inventory management.
