Listing Coordinator

About the role
We are looking for a licensed real estate professional who loves running the listing process and prefers operational work over full production agent responsibilities. You will own the operational side of our listings to ensure consistency, timeliness, and high-quality execution.
Classification: Independent contractor (1099). Part-time, 20 ± hours per week. Based in Washington State near our office, with in-person requirements for showings and property visits. Start date: ASAP.

- Take pride in executing processes efficiently rather than being the public face of transactions.
- Dependable with flexible availability, including later-in-the-day visits when needed.
- Serve as the central point of communication between the team, clients, and vendors to ensure alignment from listing to close.
Responsibilities
- Coordination of listing prep: Oversee inspections, contractor coordination, punch lists, stager selection, and attendance at all photo shoots.
- Listing setup and coordination: Ensure accurate and timely MLS entries, listing details, photo and marketing coordination, and house preparation.
- Documentation and compliance: Maintain complete and accurate disclosures, forms, and transaction paperwork.
- Timeline and deadline management: Track key dates for every listing and ensure all deadlines are met.
- Showing coordination and in-person presence: Schedule showings and be present for contractors, inspections, photographers, appraisals, etc., including later-in-the-day availability.
- Seller and agent communication: Professionally represent The Fortune Group with sellers and cooperating agents throughout the listing process.
Requirements
- Active Washington State real estate license in good standing.
- Demonstrated project or transaction management experience, with the ability to keep multiple tasks on track.
- Familiarity with listing and transaction workflows, Washington State practices, forms, and timelines.
- Reliable availability within the agreed schedule, including flexibility for later-in-the-day property visits when required.
- Comfort working independently as a contractor with clear scope and deliverables.
Nice to have
- Prior experience as a transaction coordinator, listing coordinator, or in a licensed support role.
- Fluency with real estate and transaction software: NWMLS, Transaction Desk, and CRM Follow Up Boss.
- A calm, organized communication style that puts sellers at ease.
Pay
$25–30 per hour.
What this role is not
This is not a production agent role. You will not be responsible for prospecting, generating leads, or building a personal book of business. If your goal is to grow your own client base and earn on commission, this role is not the right fit.
