Phipps Houses is the largest and oldest affordable housing developer and manager in New York City. We are a multi-faceted real estate organization involved in the development, finance, construction, and asset management of new and rehabilitated multi-family housing for low- to middle-income New Yorkers. Through our subsidiary, Phipps Houses Services, Inc., we manage residential and commercial property. Our tax-exempt non-profit affiliate, Phipps Neighborhoods, provides human services to our development communities. Phipps Houses currently manages over 9,000 units in New York City and plans to grow to manage 6,000+ more units in the next decade.

About the Role

The Leasing Success Specialist works on a team to determine applicant eligibility for apartments in our new developments. Your role is to gather applicant information, calculate income, and verify applicant documents using user-friendly software. This is a key role in providing safe and reliable affordable housing in New York City.

Responsibilities

• Review applicant documents for household composition, income, and assets to determine eligibility for affordable housing.
• Review and calculate applicant-provided income and asset information.
• Reach out to applicants to gather updated or missing documents.
• Respond to applicant questions quickly and professionally.
• Monitor applicant progress to support them through the process as promptly and efficiently as possible.
• Document feedback on the process to share with our external vendor and leadership teams.

Requirements

• High School Degree or GED required.
• Entry-level role – no experience required; training provided.
• Computer literate.
• Customer service oriented.
• Positive attitude and team player.
• Detail oriented and goal motivated.

Preferred Qualifications

• Experience with customer service.
• Interest in affordable housing.
• Ability to quickly learn new technology.
• Bachelor’s degree.
