About the role
As a Leasing Consultant at Encore Bishop Heights, you will play a key role in an exciting lease-up phase, helping to establish the community’s presence in the market while driving occupancy, revenue, and resident retention. You will execute the property’s marketing, leasing, event, and renewal strategies by delivering an exceptional living experience—from the first tour through long-term residency. Serving as the first point of contact for prospective residents, you will guide them through the leasing process with professionalism, enthusiasm, and a strong understanding of the lifestyle and vision being brought to life at Encore Bishop Heights. Beyond leasing, you will actively contribute to building a vibrant, connected community by supporting and executing engaging events, creating meaningful relationships, and helping shape a welcoming resident experience during this critical growth phase.
Responsibilities
- Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, showing apartments, continuing relationships with prospects, processing applications, credit screening, and criminal background checks.
- Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing.
- Collect pertinent information from prospective residents at move-in and record as appropriate.
- Stay informed about current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results; collaborate with teams/leadership to develop and implement short- and long-term marketing plans and goals.
- Follow property-established policies related to concessions, specials, and other programs to boost occupancy.
- Design and execute marketing activities and events to create and drive traffic to the property, including resident referral and employer outreach programs, internet marketing tools, and other property-specific marketing plans.
- Use on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and analyze critical demographic information.
- Ensure the property and show units meet company standards for show quality by inspecting the tour path and show-ready units, communicating maintenance needs, and merchandising show units and amenities.
- Follow up with prospects and new residents within 24 hours to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Document all follow-ups and classify leads during the lifecycle of the sales process.
- Execute activities in support of the property’s lease renewal program by preparing lease renewal letters and packages, meeting with renewing residents, and ensuring timely signing of renewal documents.
- Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.
- Demonstrate customer service skills by treating residents, prospects, and guests with respect, answering questions, and responding sensitively to complaints.
- Attend community and networking events, align with local associations, and participate in outreach marketing efforts to generate viable referral sources and new business leads.
- Complete various financial, administrative, and other reports and analysis as assigned.
- Assist the Lifestyle Coordinator with event setup as required.
Requirements
- High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
- 1-3 years minimum of relevant experience in sales, marketing, internet, and customer service.
- Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
- Mathematical skills necessary to process sales conversions.
- Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
- Valid driver’s license to drive a golf cart on property.
- Proficiency in word processing, spreadsheet, property management applications, and database management programs.
- Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
- Ability to adapt sales messages to specific markets and professionals.
Physical Demands
- Work in an office environment with frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
- Ability to physically access all exterior and interior parts of the property and amenities.
- Ability to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Ability to stand for extended periods of time.
- Routine, local travel may be required for business meetings, market research, or other job-related tasks.

Pay
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
