About the role

At DHA, Housing Solutions for North Texas, our mission is to provide quality, affordable housing and access to supportive resources across the region. As a leasing professional, you will interview, investigate, and verify the eligibility of clients for DHA Public Housing programs, process and maintain client files, and respond to requests for information within the scope of authority.

Responsibilities

  • Greets and assists clients, making them feel comfortable and welcome; collects data and provides information within scope of authority.
  • Conducts group and individual eligibility interviews with persons applying for admission to public housing programs; performs annual and interim reexaminations of client income and family composition, obtains information that verifies family composition, household income and other factors affecting eligibility; resolves issues and assures effective communications with clients.
  • Enters required information on application forms; computes tenant rent; determines eligibility of applicants and residents.
  • Reviews client files, verifies information, maintains documentation and file records, processes annual recertifications and interim changes, replies to inquiries by phone and in writing, counsels clients concerning their rights and responsibilities.
  • Explains nature of DHA programs, procedures and services to clients; maintains absolute confidentiality of work-related issues, client records and DHA information.
  • Provides support to Property Management office operations, as needed.
  • Responds to resident questions and inquiries; attends monthly resident meetings and other meetings as necessary; resolves tenant complaints in accordance with DHA policy.
  • Enforces the requirements of the lease; investigates and mediates complaints and disruptive situations; registers and monitors resident vehicles on property.
  • Coordinates with police or security officers on property; updates incident reports.
  • Performs administrative duties, including data entry, preparing and processing various documents, and maintaining files.
  • Logs and assigns work-orders.
  • Updates and maintains client database.
  • Aids in the process of showing and leasing units to prospective residents, including orientation discussion at the time of lease signing; manages resident move-in, move-out, transfer, and eviction procedures.
  • Prepares default letters and late fees accordingly per tenant’s lease.
  • Assists in the collection, analysis and reporting of data required to provide accurate and current assessment of property management objectives.

Knowledge and Skills for Success

  • Knowledge of DHA organization, operations, policies and procedures.
  • Knowledge of HUD housing program regulations and eligibility requirements.
  • Knowledge of interviewing techniques and procedures, and professional rules of conduct.
  • Knowledge of basic principles of record keeping, case files and records management.
  • Knowledge of business and personal computer hardware and software applications.
  • Skill in assessing and evaluating social program issues, and taking actions based on observations and interviews.
  • Skill in assessing, reviewing, updating and maintaining files, reports and documentation.
  • Skill in establishing cooperative working relationships with employees and the general public.
  • Skill in effective communication, both verbal and written.
  • Skill in interacting with people of different social, economic, and ethnic backgrounds.

Qualifications

  • Bachelor’s degree in Business or Public Administration, or a related field.
  • Two (2) years of related work experience.
  • Or an equivalent combination of education and experience.
  • Rent Calculation Certification required within 6 months of appointment.
  • Valid Texas State Driver’s License required.
