About the role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Requirements

  • At least 2 years of leasing experience; lease-up experience is preferred.
  • Must have all licenses and/or certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.

Responsibilities

  • Greet and qualify prospects, conduct community tours and show apartments.
  • Process applications, credit screening, and criminal background checks.
  • Prepare the lease and move-in package and ensure a smooth resident move-in and lease signing.
  • Inspect apartments prior to move-in and ensure units are move-in ready; schedule outstanding items with maintenance.
  • Stay informed about market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy.
  • Follow community policies on concessions, specials, and programs to boost occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs and internet marketing tools (Craigslist, Facebook, email, etc.).
  • Use property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information.
  • Daily inspect the marketing corridor and leasing tour; communicate maintenance and upkeep needs; merchandise and maintain show unit and/or model and amenities; prepare the leasing office for daily leasing activities.
  • Follow up with prospects and new residents via email, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
  • Execute the community’s lease renewal program by preparing renewal letters and packages, meeting with residents in advance of move-out dates, and ensuring renewal documents are signed and implemented on time.
  • Respond quickly and courteously to resident and client/owner concerns; take prompt action to solve problems or escalate requests.

Physical demands

  • Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
  • Flexible schedule including evenings, weekends, holidays, and occasional call; rare or regular travel to assist other properties or attend training and meetings.

Pay

The hourly range for this position is $18.00 – $20.00.

Additional compensation

Many factors determine employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

Corporate Positions: May be eligible for quarterly or annual bonus programs based on individual and company performance.

Onsite Property Positions: May be eligible for weekly, monthly, and/or quarterly bonus programs.
