About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This role involves performing all sales and leasing activities to achieve the community’s revenue and occupancy goals.
Responsibilities
- Greet and qualify prospects, conduct community tours and show apartments, process applications, credit screen, and perform criminal background checks.
- Prepare lease and move-in packages, ensure smooth move-ins, and address any outstanding items with the maintenance team.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions and special programs.
- Create and execute marketing activities, including resident referral and employer outreach programs, using internet marketing tools, and following community-specific marketing plans.
- Use on-site property management software to track apartment availability, record leasing activities, manage resident data, and capture demographic information.
- Inspect and maintain show units to meet show quality standards, communicate maintenance needs to the maintenance team, and prepare the leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction, send thank-you notes, and make phone calls or other contacts to finalize lease signings and renewals.
- Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely implementation of lease renewal documents.
- Respond promptly and courteously to resident and client inquiries, and take prompt action to solve problems or document and convey resident or other requests.
Requirements
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions and a valid driver's license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.
Additional Compensation
- Base salary plus participation in quarterly or annual bonus programs based on individual and company performance for corporate positions.
- Base salary plus participation in weekly, monthly, and/or quarterly bonus programs for onsite property positions.
