About the Role
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves leasing activities, resident satisfaction initiatives, and securing lease renewals.
Responsibilities
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks.
- Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing process.
- Inspect apartments prior to resident move-in to ensure they are in move-in ready condition and coordinate with the maintenance team to address any outstanding items.
- Stay informed about current market and competitor conditions that may impact occupancy and sales results.
- Develop and implement short- and long-term marketing plans and goals to sustain occupancy, following established policies related to concessions and specials.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email, etc.).
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Execute activities in support of the community’s lease renewal program, including preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.
Requirements
- Must have all licenses and/or certifications required by state and local jurisdictions.
- Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time.
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- May require rare or regular travel to assist other properties, attend training, or business meetings.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays, and take "call" as needed.
Pay
The hourly range for this position is $23.00 - $25.00. Many factors go into determining pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
Additional Compensation
- Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
