About the Role
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
- Perform all sales and leasing activities to meet revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
- Inspect apartments prior to move-in to ensure they are ready and schedule any outstanding maintenance items.
- Monitor current market and competitor conditions to inform occupancy and sales strategies; develop and implement short- and long-term marketing plans.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing (Craigslist, Facebook, email, etc.).
- Use property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
- Maintain the community and show units to company standards by inspecting marketing corridors, communicating maintenance needs, and ensuring appealing presentation of models and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
- Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and client concerns, taking action to resolve problems or document requests for appropriate follow-up.
Requirements
- Must hold all licenses and certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel may be required to assist other properties, attend training, or business meetings.
- Flexible work schedule, including evenings, weekends, holidays, and on-call duties.
Pay
The hourly range for this job is $21 - $23. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
