About the Role

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Tuesday–Saturday; 9am – 6pm (subject to change depending on business needs)

Responsibilities

  • Ensures achievement of the community’s revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on-site traffic, maintaining an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring day-to-day sales and leasing activities.
  • Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans and goals to sustain occupancy; implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.
  • Develops print and internet advertising strategies; uses available technology to promote the community and communicate with potential prospects; generates sales and leasing reports using the Company’s property management software.
  • Works with the maintenance team to ensure the physical aspects of the community meet Company standards for appearance and safety; enhances salability through regular inspections of “ready” units, mini-models, and other merchandising techniques.
  • Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies.
  • Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance.
  • Makes presentations about marketing and leasing strategies and results to clients, owners, and other business managers.
  • Oversees the lease renewal program, including sponsoring resident lease renewal functions, managing communication and notification processes, and assisting with resident move-outs as necessary.
  • Responds quickly and courteously to resident and client/owner concerns and questions; takes prompt action to solve problems or document and convey requests to the appropriate individuals.
  • Supervises the community’s leasing team members by interviewing, hiring, orienting, and training employees; manages performance in accordance with Company policies, values, and business practices.

Requirements

  • 1–2 years of experience as a Leasing Manager.
  • Prior luxury apartment experience.
  • Proficiency using Yardi CRM, Excel, and Word.
  • Required licenses or certifications as mandated by state and local jurisdictions.
  • Valid driver’s license to drive a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • Rare or regular travel may be required to assist other properties, attend training, or business meetings.
  • Flexible work schedule, including taking “call” during evenings, weekends, and holidays.

Pay

Hourly pay range: $25.00 – $28.00/hr (Inglewood, CA). Many factors determine pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
