About the role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role is based in Hollywood, FL.

Responsibilities

  • Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
  • Inspects apartments prior to resident move-in to ensure they are in move-in ready condition and schedules maintenance as needed.
  • Stays informed about current market and competitor conditions, develops and implements marketing plans, and follows community policies on concessions and specials to sustain occupancy.
  • Designs and executes marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing (Craigslist, Facebook, email, etc.).
  • Uses on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
  • Ensures the community and show units meet company standards for show quality by inspecting the leasing tour, communicating maintenance needs, and merchandising amenities.
  • Follows up with prospects and new residents to ensure satisfaction through emails, calls, or notes.
  • Executes lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely lease signings.
  • Responds promptly and courteously to resident and client concerns, documenting and addressing requests as needed.

Requirements

  • Must have all licenses and certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Must be able to work a flexible schedule, including evenings, weekends, and holidays, and take "call" as needed.

Pay

The hourly range for this position is $21.00 - $23.00. Many factors go into determining pay within this range, including business requirements, prior experience, current skills, and geographical location.
