About the role

This position will be based in Columbia, Maryland and play a key role on the team, responsible for partnering with assigned listing brokerage teams and taking a proactive approach to leasing and maximizing the value of the Prologis portfolio. This includes a deep understanding of the market dynamics, developing and maintaining relationships with brokers and customers, partnering with in-house property management and construction teams, and leading the marketing strategy for Prologis’ Maryland Market, which totals over 13 million square feet.

Responsibilities

  • Demonstrate extensive local market knowledge and strong external relationships, including high visibility with key brokers and the local real estate community.
  • Establish a favorable market presence for Prologis by cultivating and maintaining positive and professional relationships with the local brokerage and real estate communities, government officials, and prospective customers.
  • Exhibit proficiency in all areas of leasing with minimal to no guidance, maintaining a commercial mindset with a competitive drive focused on maximizing revenues and branding for Prologis.
  • Partner with and assist the Market Officer with capital deployment activities.
  • Coordinate construction of customers’ spaces with the project management team/OCM, including space planning and construction estimating.
  • Interface with OCM, architects, engineers, general contractors, and other consultants to ensure a smooth transition for customers.
  • Work with market leadership to identify, negotiate, and execute acquisition targets and new business initiatives.
  • Help source new acquisitions/development opportunities and participate in underwriting and due diligence.
  • Prioritize performance on Essentials Sales (ESM Partnership), leasing-related data KPIs, leasing-related Customer Centricity, Change through Innovation & Operational Excellence, and Culture & Talent Initiatives.
  • Provide direct oversight of support staff to ensure quality work is generated while adhering to company policies and standards.

Requirements

  • 7+ years of experience in asset management, leasing, and brokerage, including sourcing, negotiation, and execution of commercial leases/contracts.
  • Current Real Estate sales license in the State of Maryland or ability to obtain one within six months of employment (company covers associated costs and considers reasonable time spent as work hours).
  • Strong communication skills, decisiveness, and gravitas.
  • Ability to cultivate strong partnerships with peers and stakeholders both internally and externally.
  • Drive for results with a proven ability to meet targeted goals and objectives; bottom-line oriented.
  • Strong background in institutional real estate and investments.
  • Extensive transaction experience; ability to close deals.
  • Proven track record in analyzing, underwriting, negotiating, and closing commercial real estate.
  • PC proficiency, including MS Office applications (Word, Excel, Outlook, etc.).
  • Proficiency with SalesForce CRM and ability to learn company-specific software.
  • Willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed.
  • Exercise sound judgment, creative thinking, and accountability for outcomes.
  • Experience in property management and real estate development.

Qualifications

  • Bachelor’s degree in Business Administration, Finance, Real Estate, or a related field (preferred).

Pay

Hiring salary range: $151,000 – $205,000. Salary and total compensation package (including bonus target and long-term incentives) will be determined by the candidate’s location, education, experience, knowledge, skills, abilities, internal equity, and market alignment.
