About the Role

The Marketing Representative coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role involves leasing activities, resident satisfaction initiatives, and securing lease renewals.

Responsibilities

• Performs all sales and leasing activities in person, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and criminal background checks.
• Prepares lease and move-in packages, ensuring a smooth resident move-in and lease signing process.
• Inspects apartments prior to move-in to ensure they are in move-in ready condition and schedules maintenance as needed.
• Stays informed about current market and competitor conditions, developing and implementing short- and long-term marketing plans to sustain occupancy.
• Designs and executes offsite marketing activities, including resident referral programs, employer outreach, and internet marketing (Facebook, Instagram, email, and other websites).
• Uses property management software (e.g., Yardi) to track apartment availability, record leasing activities, and manage resident and prospect data.
• Ensures the property and show units meet company standards by inspecting marketing corridors, communicating maintenance needs, and merchandising amenities.
• Follows up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
• Executes lease renewal programs by preparing and delivering renewal letters, meeting with residents, and ensuring timely lease signings.
• Responds promptly and courteously to resident and client concerns, documenting and addressing requests as needed.
• Completes accounting, financial, administrative, and other reports as assigned.
• Participates in community service activities to enhance company stature and personal development.
• Demonstrates organizational responsibilities such as prioritizing solutions, driving innovation, engaging stakeholders, and leading change management initiatives.

Requirements

• High school diploma or GED equivalent required.
• Employment history demonstrating sales, marketing, internet, and customer service experience.
• Ability to read, write, and communicate effectively to complete legal documents, explain apartment features, and resolve customer issues.
• Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
• Proficiency in word processing, property management software (preferably Yardi), and spreadsheet programs.
• Fluency in using the internet for marketing, advertising, and sales, including search engines and websites.
• Current valid driver’s license required.

Skills

• Sales skills: generating leads, conducting presentations, qualifying prospects, and closing sales.
• Project and change management: creating plans, leading cross-functional teams, and driving outcomes.
• Problem-solving: ability to handle multiple variables in standardized situations.

Schedule

This is a full-time position scheduled for 40 hours per week. Typical hours of operation are:

• Monday through Friday: 9:00 AM to 6:00 PM
• Saturday: 10:00 AM to 5:00 PM
• Sunday: 1:00 PM to 5:00 PM

Marketing Representatives must be available to work weekends when scheduled.

Physical Demands

• Regularly required to use hands, talk, hear, stand, walk, reach, climb, stoop, and squat.
• Intermittently required to sit.
• Must be able to access all areas of the property, including navigating stairs and extended distances.
• Ability to operate golf carts where applicable.
• Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
• Specific vision abilities required include close, distance, color, peripheral, depth perception, and ability to adjust focus.
• Routine local travel may be required for training, market research, or other job-related responsibilities.
