About the role
The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Responsibilities
- Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
- Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.
- Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, social media, and following other property-specific marketing plans and special programs.
- Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
- Stays informed of changes in technology, industry standards, leasing and sales tools, and processes.
- Handles lease enforcement processes including apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement, taking appropriate action.
- Follows up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew.
- Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, ensuring that lease renewal documents are signed and implemented on time.
- Responds quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or documents and conveys resident or other requests to the appropriate individual(s).
- Ensures safety, cleanliness, and general appearance and appeal of the property, reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
- Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property, including but not limited to the leasing office, amenities, and model units for daily leasing activities.
- Resolves customer complaints and issues.
- Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
- Other duties as assigned.
Schedule
- 40 hours in a regular work week.
- Typical site hours of operation (may vary by site):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
- Must be available to work on weekends when scheduled.
Requirements
- Must be able to perform the essential job functions unaccompanied.
- Works in an office environment but also has frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Qualifications
- High school diploma or GED equivalent.
- Preferred experience in property management, sales, marketing, and customer service sufficient to manage the day-to-day operation of an apartment community.
Skills
- Advanced communication, presentation, and delivery skills with the ability to connect to people at all levels.
- Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
- Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
Licenses and Certificates
- Current valid driver's license.
Physical Requirements
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
- Routine local travel may be required to run business-related errands including but not limited to meetings and training.
